Solution :
1. In the case of Construction Manager At Risk contract format (CMAR), the construction can be started even if a portion of the design is completed. This process is known as fast-tracking. The method is followed in such a way that it involves a better relationship between the owner, contractor, and designer. In contrast, as in the case of a simple competitive bidding method, the employer is capable of controlling the project, which makes it difficult for the manager to make decisions. Also in the case of CMAR construction managers provide a helping hand to the workers and owners, by performing regular inspections. While in the case of simple bidding, the focus is mainly on maintaining low risk and low costs.
