industry they would receive proper training and education regarding changes in their industry even if they are not completely relevant to their line of work. However as estate agents do not have to acquire particular qualifications with regards to property in the UK it is possible that some of the respondents were not passionate about property and do not actively engage in continuous education with regards to property and more specifically sustainability. Even though it is related to their job, knowledge about sustainability and property is not a necessity for them to able to complete their job. Question 3. If you believe buyers are more familiar with certain UK government schemes, please list which of the above those are (can be …show more content…
Additionally, even though these schemes do relate to property they do not necessarily relate to “property value” and therefore it would not be a point of discussion during viewing. Furthermore the results obtained from question 2 indicated a low awareness of estate agents of the available schemes and therefore it is not surprising that buyers have even less awareness. The results from question 3 are however in line with those of question 2, indicating very low awareness of these schemes for both buyers and estate agents. Section 3. Role of sustainability in the residential property market Question 4. Do buyers ask about the sustainable features of properties and average gas and electricity bills per month? Table 6: Question 4 Figure 14: Question 4 Section 3 of the interview consisted of 2 questions that had a goal to evaluate the following objective: role of sustainability in the residential property market. Question 5 seeks to identify whether buyers ask about sustainable features of a property and of gas and electricity bills. 1 participant reported that buyers tend to look for the EPC however this is dependable on whether the buyer is an end user or an investor, such as “Depends if the buyer is an investor or an end user. End users tend to care about the EPC but investors do not.
Following are the factors a customer should consider before taking a buying or leasing decision.
This paper will seek to provide an overview of the real estate process and its affects on the real estate agent. An agent needs to be knowledgable about the steps required to make a sale, and the risks involved when the sale does not go as planned. Real estate sales require much of the agent, including sacrifices in their personal lives and in their financial stability. Agents must be teachable and willing to seek to see others succeed. A successful real estate sale consists of many steps, sacrifices to personal time, and an agent’s ability to work well with others while remaining incredibly flexible.
Over the past decades, we have observed great changing in the housing market of UK. Over the period of time the demands and requirements regarding housing have also changed, in short, the housing property has part become a necessity, part luxury and investment.
Buying or selling a house or an apartment is one of the biggest decisions of a person’s life. And when selling or establishing a price for real estate, people seek out real estate agents to do the dirty work. A real estate agent has to convince a prospective homeowner that he or she is trustworthy and knowledgeable. In many ways, the agent acts as a counselor to individuals and families about to embark on a huge commitment. Real estate agents have a thorough knowledge or real estate market in their community. They
Now there is a lot that the United States could do to get rid of the death penalty. The government could pass a law on the Federal level or the states could individually do it. The last option would be the last option since many states, like Texas, would not willingly get rid of the death penalty. However if they, the Federal government should use a model similar to the European Model. It is common knowledge the stance of the European Union, but Behrmann and Yorke wrote it best in their article entitled “The European Union and Abolition of the Death Penalty:”
The three cultures; Ancient Greeks, Romans and Modern Western Christianity share a gradual progression through time that has affected these cultures. My research has primarily focussed on these cultures attitudes to death. Starting with the greeks I will show from the fall of the Greeks, to the Romans and from the Romans to Western Christianity how these attitudes were passed on or eradicated to make room for something new.
I see patients/Customers everywhere are demanding more from my company on sustainability but are not willing to sacrifice value.
Throughout the process of showing clients houses, the agent discusses not many things about the property itself. Because the agent must be aware of the neighborhood the property is in, they often use their knowledge of the landscape to further convince clients as to why they should make the investment. Some main points discussed are, distance from the nearest shopping, size of the rooms, and various features of the house. Such things as, the fireplace, pools, the size of the garage and even the gardens are discussed when overviewing the
One area that epitomizes the public’s mistrust of real estate is that of agency. In particular, the much maligned media character of the ‘car salesman’ estate agent, typified by in ‘the secret agent’ (BBC 2009). Whilst the traditional view usually focuses on
Data related to energy efficiency, utilities and construction is really difficult to obtain for a building, as many multifamily owners and operators never benchmark the energy performance of their building. This critical shortage of information about building energy performance has prevented property markets from valuing energy efficiency and severely undermined both public and private efforts to increase the energy efficiency of multifamily housing. This has really affected the development of energy efficient and green policies in multi family building. Green building is about improving our design and construction practices so that the multifamily homes we build today will last longer, cost less to operate, and won’t harm the health of workers and residents. It is also about protecting natural resources and improving the built environment so that ecosystems, people, enterprises and communities can thrive and prosper.
This kind of work scope normally requires one to have an expertise in certain field and to have certain level of education in order to get hired by the company. This shows that the workforce have changes where education become more important than it used to be as a professional workers can be more efficient and reduce the cost of training by the company, which ultimately results in higher profit.
The home characteristics were chosen based on the generally perceived impact on property value, completeness of information, and feasibility of analysis. For example, characteristics like “Type of Body of Water” which allows a broad range of responses such as “Bay, Canal, Creek, Lagoon, Lake, etc…” would be difficult to analyze due to the inconsistent response
There is smart and unhealthy in equal live in any business. Stop and accept it for a second. we have a tendency to receive good services (a favorite of mine being hollow Computers client service) associated not thus nice services (that time i used to be left sitting at my edifice table for an hour while not most as a drink being offered). It’s no completely different within the property business. whether or not associate agent may be a street service
The debate over capital punishment has been raging on for countless number of years. Capital punishment has been used for thousands of years due to the physiological fear it inflicts on the people who witness and learn about the death penalty. The use of this punishment has helped to reduce crime and alter the minds of future criminals to deter them against committing heinous crimes such as murder, treason, espionage, terrorism and in some cases aggravated kidnapping. Advocates say it deters crime while abolitionists say it is unconstitutional. It is historically shown that the use of capital punishment is justified. Capital punishment should be upheld due to its constitutionality, morality, and deterrence against heinous acts.
Passive and eco-friendly housing is becoming increasingly popular, and as more and more structures arise, learning provides scope for innovation, further cost saving and optimization. The rise of passive housing could have a possible impact on Global warming, an increasingly important topic, as housing contributes vastly to the cause: in 2009 buildings accounted for 43% of all the UK’s carbon emissions (gov.uk). Therefore, the UK Government aimed to reduce the UK’s greenhouse gas emission by at least 80% by 2050. To meet this target this could be achieved by moving to a more energy efficient, low-carbon economy. It would also help the UK become less reliant on imported fossil fuels and less exposed to higher energy prices in the future. Undoubtedly, some may have chosen to pursue a passive house as a way to protect the environment. Yet, at an individual level, the marginal benefit to society of extra investment is often considered as small compared to (in some cases) markedly increased costs. The important question, which will ultimately determine if passive housing will become a valid option for masses, is whether the additional spending is justified economically. The long term benefits of cost saving are visible (Passpedia (2015) Are Passive Houses cost-effective?), yet the marginal returns are decreasing. Therefore, Is the Passivhaus standard a cost effective way of achieving the UK CO2 emissions reduction target for new housing in practice?”. This research
