Review: Murai Specific Plan Project
The subject of analysis in this paper will be the CEQA Project named Murai Specific Plan Project. It has been applied for by ColRich, a San Diego based home developer (“Generations”), to its lead agency, the City of San Marcos. In this paper I will evaluate some of the findings of potential significant environmental effects listed in the initial study, explain why these might have a significant effect, compare them with other projects to reflect on whether these are indeed significant as well as discuss mitigation measures. First, I will give a description of the location of the project followed by a description of the proposed project. I will continue by describing some findings of the initial study.
The proposed project will be located, “in the northwest portion of the City of San Marcos in North San Diego County. The site is situated to the west of the northern terminus of Las Posas Road, southwest of the San Marcos Highlands Specific Plan Area, northwest of the Santa Fe Hills residential community, and east of unincorporated lands within San Diego County”. The citation and all detail regarding the project come from the initial study, “CITY OF SAN MARCOS INITIAL STUDY

MURAI SPECIFIC PLAN”. The area is currently undeveloped, but lays adjacent to an already existing residential area. The project area will be accessed from the public Las Posas Road.

Again, the company Entergy, for instance has made a hefty amount of money functioning as a Nuclear Power Plant that produces electricity. Initially the plant had a 30 year license to operate, which was supposed to expire in March of 2012. But in March 2011 the Nuclear Regulatory Commission (NRC) extended the license to operate for another 20 years. But more recently this has changed and as an example of how beneficiaries have been less able to put environmental costs on others. The continued operations of this power plant specifically have become complicated/ compromised very recently and on August 28th 2013, Entergy announced that economic factors, particularly the lower cost of electricity provided by competing natural gas fired power plants, had led them to consider stopping operations and schedule the closing of the plant at the end of the year 2014. The Siwa Sustainable Development Initiative was constructed in an effort to enable private investment to develop a sustainable development environment in the Siwa region, as described above. According to reports, Environmental Quality International (EQI), the principal investor, brought about both technical expertise and practical experience to ensure the development of the region, especially the utilization of its rich natural resources and unique cultural heritage.
My review and analysis focused on the following sources: 1) peer review scientific journal, 2) popular articles including magazine and newspaper commentaries, 3) water right contracts, 4) legal cases including case law, and 5) various environmental assessments. Whenever possible I site source, papers, and evidence.
In an attempt to help the ecology of our wondrous desert, I plan to take part in National Public Lands Day held at the Big Morongo Canyon Preserve on September 30, 2017 from 8:00am-2:00pm. According to the Big Morongo Canyon Preserve Newsletter (2017), I will assist in repairing trails, fencing, and signs in the preserve. My first step in this project is to get my proposal approved by Mrs. Zacks, of Yucca Valley High School. Second, I will have to negotiate a plan with my parents to drive me there and back as I cannot transport myself. Third, I will listen to music and enjoy the landscape as I ride to the preserve. The indefinite growth of the human population, has monumental impacts on the natural environment, not only in the UK, but around the globe. Architecturally, the entire process of designing and constructing a building, both domestic and not, can lead to the rapid exhaustion of natural resources across the planet. Building with environmental design strategies in mind not only combats the impact we as humans have on the natural environment, but also has considerable economic benefits, due to lower running costs of buildings and advanced occupant productivity. There are also many social benefits, such as improved air quality which resultantly leads too enhanced health of a buildings occupants.
The main issues to be discussed are the degradation of the land including the salinity, soil erosion and land contamination and the other issue to be discussed involves waste including littering and landfill.
The community, business partners, customers/guests, and employees all have low power, high importance. The community expects a high level of quality products and services that provide significance to their area. This includes having both involvement and support towards the community growth. Bringing a project to a successful conclusion requires the integration of numerous management functions like controlling, directing, team building, communication and others. It also requires cost and schedule management, technical and risk management, conflict and stakeholder 's management, and life cycle management.
