Introduction
There are urgent calls for the building industry be renovated, as Auckland Council’s failing up to 40% of its building inspections. Auckland Council building control manager, Ian McCormick, says the push for Auckland to ramp up its housing supply is putting the construction industry under pressure, and seeing the quality of work take a dangerous dive (Tibshraeny, 2015). Shoddy buildings are going up in Auckland as the council struggles with "significant" quality issues including unskilled construction workers without proper supervision. The warning comes as more land is opened up for development in an effort to take some heat out of the property market. In this essay I will talk about the reasons and causes of the shoddy buildings increased, the quality of home buildings regulated in New Zealand, the measures to improve the situations and the key elements of the quality system for building of a residential home.

The Council of Australian Governments (COAG) introduced the NAHA in 2009, replacing the Commonwealth State Housing Agreement (CSHA). The policy was an agreement between the Commonwealth and all Australian States and Territories with mutually agreed objectives, outcomes and outputs. For example, when Edgar Allen Poe talks about dying embers, the author states, “And each separate dying ember wrought its ghost upon the floor” (line 8). This shows that he’s trying to relate people to dying embers. This is important because they don’t even have ghosts, and it looks like the embers are life.

Housing Affordability in Australia has become the focus point for urban planners in recent years. In particular, South East Queensland (SEQ) has experienced significant pressure as the demand for property and affordable dwellings increases and population growth in the region continues. This report examines the housing affordability crisis in Auckland, the current situation of the housing market, and extent of this problem. Auckland is in a deficit of houses due to the difference in demand and supply factors. The demographic and economic factors are the main reason for the increase in demand for houses. The supply side is not performing up to the mark to satisfy the demand in the market. The first home buyers are finding difficulties to make choice on their housing needs. The median households are struggling with the high rentals in Auckland market. Lower income households with faces a greater affordability pressures than those are living outside Auckland. There is a shortage in land and houses that are affordable for lower income households. The report suggests some new factors that can be considered to solve the affordability crisis.
