Neighbourhood Comparison The task is to compare two properties in two different neighbourhoods or communities that both fall at the same price point that you have selected. You may wish to use the MLS website ( www.realtor.ca ) or any other website which provides the same information. Use the chart below as a scaffold for your comparison. Price Point: $1,300,000 Factor Property 1 Property 2 Location (community or neighbourhood) North Cambridge - Clemens MIlls/ Saginaw Cambridge - Fiddlesticks Link to property or identifying number https://www.realtor.ca/real-estate/26163386/164-dellgr ove-circle-cambridge#view=neighbourhood https://www.realtor.ca/real-estate/25965078/28-jenner-c rt-cambridge Listing Price $1,299,900 $1,299,900 Description of the property (include images if you wish) Detached 2 Storey Home, 4 bedrooms, 3 bathrooms and 1 partial, fully finished basement, attached 4-car garage, built-in 2006 Detached 2 Storey Home. 5 bedrooms, 5 bathrooms, 2 laundry rooms, 3 Kitchens, finished basement with walkout to Custom Outdoor Kitchen. Attached 4 4-car garages with 2 bonus spaces (6 in total). Inground salt water pool with LED lights. Heated floors, 3 fireplaces. Identify three demographic statistics of this community or neighbourhood to compare below:
Factor 1: Median family income: $133.2k Median family income: $142.6k Factor 2: Household Composition: 89% Single Family Household Composition: 90% Single Family Factor 3: Spoken Household Languages (Mother Tongue): 55% - English Spoken Household Languages (Mother Tongue): 71% - English Reflect on the three comparisons above. Did this data support what you knew (or thought you knew) about these neighbourhoods or not? Explain. It's not surprising that residents of North Cambridge have a higher median household income and a higher percentage of single families because the neighbourhood is known for being trendy and developing, has a large population of young families, and has been a great place for families to start a new chapter. The majority of the households in this neighbourhood speak a language that is compatible with the demographic I would anticipate living there. Like North Cambridge, the Cambridge neighborhood of Fiddlesticks is well-known for being an older and classy district with a large population of younger people, as well as multigenerational families, single families, and young professionals, the larger incidence of single families in the community reflects the large number of recent newcomers, young professionals, and students in the neighborhood. Most people in this neighborhood speak English, so I'm not too surprised that the population has a higher percentage of native English speakers.
