This week’s discussion was a little different than prior weeks in that our guest speaker talked the entire time, discussing how he got to where he is today, as well as explaining his current role. Our guest speaker was Bobby Snyder, who is not a professor but rather works on the development side of construction and spent the hour explaining the difference between the construction side and the development side. Bobby works for a company called Ashton Gray Real Estate, which is a development firm for construction; it is a medically based investment firm. Bobby shared a presentation with the class
that covered a lot of information regarding what Ashton Gray Real Estate does, as well as presented pictures of some of their work, from smaller projects to very large projects. He also discussed how quality demands differ between the construction side and the development side. The development side is focused on getting the project completed without any delays because the longer it takes, the less they make. If there are delays in the project, the development side sees that as loss of profit because they are paying interest on loans for that project; therefore, comprehensive quality is not a top priority. The development side rather focuses on key quality components. Bobby also discussed the importance of finding a balance because the faster you move, the more you sacrifice somewhere else; a balance is necessary for success. Lastly, our guest speaker discussed how the development side of construction is much more lucrative than the construction side. Earlier positions in development may not see the money as fast, but the longer you stay with it and grow or advance, the more you see just how lucrative the development side can be. As your risk tolerance grows, your ability to make more money also grows. His last piece of advice for the class based on his own experience was to focus on the financial side of construction because it is vital for success. Financial training is very important, understanding the business behind construction. Understanding financial aspects of construction help you to better know when to kill a deal or move forward with a deal.
