Emily purchased the Property #3 (a condominium with no land) on July 1, 2020 for $600,000. Land transfer tax and legal fees incurred on the purchase of the property were an additional $30,000 and $5,000, respectively. Property #3 has been rented since August 1, 2020, whereas Property #1 and Property #2 were rented for the entire 2020 year. All rental properties are rented to arm’s length parties.
